Report Description

According to ConsTrack360’s Q4 2021 Global Construction Survey, construction industry in Malaysia is expected to grow by 18.0% to reach MYR 1,97,472 million in 2022.

Despite near-term challenges in certain construction sectors, medium to long term growth story in Malaysia remains intact. The construction industry in Malaysia is expected to grow steadily over the next four quarters. The growth momentum is expected to continue over the forecast period, recording a CAGR of 10.2% during 2022-2026. The construction output in the country is expected to reach MYR 2,91,165.0 million by 2026.

The slower rollout of new infrastructure projects is expected to impact the construction sector growth in Malaysia

While the development expenditure allocated by the government is quite significant (RMB 400 billion), the government is not placing priority on any new mega infrastructure projects. This is primarily due to the economic challenges created by the ongoing pandemic. The government is expected to either focus on the continuation of existing projects or a reiteration of previously planned infrastructure projects such as the East Coast Rail Line, Rapid Transit System, Central Spine Road, Klang Valley Double Tracking, and Kota Bharu – Kuala Krai Highway projects.

The Malaysian Government announced some of the construction projects in the 2022 budget. However, these small projects are not sufficient to boost the growth of the industry at large.

Housing projects are expected to support the Malaysian construction industry in 2022

Construction activities of several residential projects are likely to drive market growth in Malaysia. Some of the key housing projects currently undertaken in the country include ALIX Residences, Centro @ JBCC, and Minest Residence, among others. ConsTrack360 expects the construction activities of these projects to keep supporting the recovery of the construction sector in Malaysia over the next four to eight quarters.

Moreover, the demand for affordable housing units has been on a consistent rise in the country over the last few years due to the increasing urban population and migration in Malaysia. ConsTrack360 expects the trend to continue from the short to medium-term perspective, which will subsequently support the construction sector over the next four to eight quarters.

The coronavirus outbreak resulted in losses worth billions for the construction industry in Malaysia

Ever since the coronavirus outbreak started in Malaysia, the construction industry has suffered losses worth more than RMB 40 billion because of the implementation of the movement control order (MCO). The industry is estimated to have lost nearly RMB 20 billion only during Q3 2021.

The implementation of MCO resulted in the decline of the growth in 2020, which continued to decline by Q1 2021. However, the industry returned to growth in Q2 2021, where the growth rate increased significantly. However, the rising costs of raw materials, labor, and compliance are all expected to impact the construction industry’s growth negatively from the short to medium-term perspective.
